Before you sign any building contract, it’s essential to understand exactly what is included in a final hand over of your new home as per the contract. Managing these expectations early on will mean there are fewer surprises down the line, lowering the risk of budget blowout.

As a custom builder with a transparent quoting process, we’ve guided many clients through exactly what is included in their home build from a potential builder.

When engaging Achieve Homes to build your new home, the following will be included as standard. All of these elements can be customised to fulfill your exact vision, resulting in a unique home that satisfies all your requirements.

What we include as standard

Custom drawings

We offer a custom floor plan service with an experienced draftsperson. They will collaborate with you on your vision, designing something bespoke to fit within your budget and suit your family’s needs and lifestyle.

Selections

We have our own Selections Studio, where you can personalise the design of your home by choosing colours for:

  • Bricks, gutter guards, downpipes and garage door
  • Carpets
  • Handles
  • Fixtures
  • Tiles and splashbacks
  • Interior and exterior paint
  • Render or cladding for your front façade
  • Roofing
  • Stone bench tops or kitchen laminate
  • Windows
  • Flooring


Externals

Our standard plan includes all the practical elements for the external of your home, plus a few additional features. From a Colorbond roof with sarking, to complete service connections for your electrical, NBN, gas, water, sewerage and storm water, we’ll make sure the outside of your home not only looks great, but survives the harshest of year-round weather conditions.  

Internals

You’d be surprised by what some contracts exclude for the interior of your home! An Achieve Homes contract includes everything from internal doors and door handles to a 75mm cornice and 3 coats of paint for your ceiling and walls. We’ll ensure ongoing temperature control with R2 Insulation in walls and R4 insulation in ceilings, as well as a minimum ceiling height of 2.4m on your ground floor.

Wet Rooms

The wet rooms of a custom home are often the most important – a kitchen is the heart of the home, while bathrooms and a laundry have to fulfill both form and function to endure everyday living.

In the kitchen, we include Westinghouse appliances (oven, cooktop and rangehood), a kitchen sink and tap and 20mm stone bench tops as standard. In your ensuite and bathrooms, our standard inclusions are a vanity with 20mm stone bench top, a mirror that’s the full length of the vanity, showerhead and semi-framed shower screen. We’ll also include all tiles (skirting, floor and shower) and wall mixers for the shower and bath.

Heating and Electrical

Heating and electrical are essential parts of your custom home. We’ll make sure you stay warm year-round, with a solar gas boost hot water system and ducted gas heating as standard.

Our electrical package includes exhaust fans in bathrooms and ensuites to prevent mould and encourage ventilation, batten holders throughout and the installation of power points, TV points, data points and NBN connections where required.

Site Items

Your contract inclusions should also include key site items, such as the site set out, site cut allowance, temporary fencing and toilet, WHS items and H1 soil site allowance. These costs, when not factored into original costs, can add up, especially for a custom home.

Maintenance

We endeavour to build you a home that will last a lifetime. However, to give you additional peace of mind, we include a 120-day maintenance period, On-Time Completion Guarantee and Satisfaction Guarantee. We also honour the manufacturer’s/installer’s warranty on all applicable appliances and products.

Additional extras

A standard Achieve Homes package usually doesn’t include:

  • Landscaping (both front and back)
  • Window coverings (curtains and blinds)
  • Fences
  • Retaining walls

However, if you are in need of these items, talk to your project manager and we can find a solution to add a variation to your contract.

Don’t forget! There are also a number of non-construction-based costs, including bank charges, solicitor fees and stamp duty, as well as service charges for opening accounts for your electricity, gas, water and other services.
