Melbourne’s Six-Week Corona virus Lock down

Just under a week ago, Premier Daniel Andrews announced that Melbourne would undergo a strict six-week lock down to prevent a second wave of corona virus cases within Victoria. To further limit the spread of the virus, authorities also announced the closing of the border between Victoria and New South Wales to further limit the potential spreading of the virus to other states across the country.

As the number of cases surge across the state, the initial lock downs of several suburbs that were deemed “hot spots” for the re-emergence of the virus have led Victoria to reimpose Stage Three restrictions in Metropolitan Melbourne. As per the restrictions, people are allowed to leave their homes for work or study, exercise, shopping for supplies and for medical purposes. 

What this means for home buyers

It was only just a few weeks ago that display villages and open houses were beginning to reopen to the public, however due to the current restrictions, most have been forced to close temporarily. Despite that, some home builders are allowing customers to book a private viewing of display homes to allow them to view the home in-person, while adhering to social distancing guidelines. 

Virtually visiting display homes

Thanks to modern technology, home buyers still have the opportunity to virtually “visit” display homes via 360º virtual tours of the homes. In fact, home buyers can take advantage of these virtual tours by taking their time exploring the homes and even taking screenshots of any particular designs or fixtures they may be interested in. On top of that, virtual tours present the opportunity for home buyers to “visit” the display home at their convenience as often as they like.

Home buyer grants for pandemic buyers

Just a month ago, the Australian government introduced the Home Builder grant program for eligible owner-occupiers, including first home buyers. The grant of $25,000 provided to eligible Australian citizens assists home buyers in their journey towards home ownership during the pandemic period.

4 Big Things We Achieved In 2019

With a new year and a new decade finally upon us we’re taking a look at our achievements throughout 2019. From the opening of Display Homes, to our expansion into Victoria, through to being recognised for our consistent hard work at the HIA and the MBA Awards, 2019 has been an exciting and rewarding year for the Achieve Homes team and our customers.

Probably our most obvious achievement was the launch of our rebrand. Since establishing in ACT in 2008, we’ve grown to become a national brand, and just as our company has evolved and matured, we wanted this to be reflected in our brand too. We were thrilled to unveil our new look in August, 2019 and were delighted with the response from our customers. While our look may have changed, our commitment to you, our customers, and our drive to build real homes for real people right across Australia remains. We thank you all for your continued support on our journey!

Last year we also opened & facilitated a number of Display Homes across the ACT/NSW region. Our home at Wyndham Avenue, Denman Prospect and our two homes at Aprasia Avenue, Googong have now completed their run, but throughout 2019 they allowed us to showcase some of our best features and fittings in these rapidly developing suburbs. It was also exciting and rewarding to launch our newest Display Home ‘VIVID’ at Bonthrone Street, Ginninderry. We’re very proud of this statement family home, and we look forward to welcoming more visitors through in 2020.

As mentioned above, 2019 also saw our expansion into Victoria and continued growth for the Achieve Homes team. Throughout the region in Victoria, we currently have land development opportunities available in Olivine, Smiths Lane, and Woodlea (click through for more information) and we can’t wait to launch our first Victorian Display Homes, which are due to open 2020! We are also pleased to introduce two new staff to our Achieve Homes’ family in Victoria. Please warmly welcome Adam De Pasquale and Mwiya Siakalima who join the team as a Sales & Marketing Manager, and Financial Controller respectively. We’re thrilled to welcome you aboard!

Finally, it wouldn’t be an annual recap without celebrating our achievements and recognition from within the building & construction industry. We were delighted to once again be recognised at the HIA-CSR ACT&SNSW Awards, as well as the MBA ACT/NSW and MBA National Awards. These awards recognise the best in building construction, craftsmanship, quality and safety within the building & construction community. It makes us proud to know our efforts were again recognised.
At the MBA ACT/NSW and the MBA National Awards we were fortunate enough to be selected as a finalist in the following:
– MBA ACT/NSW – Custom Built / Project Home less than $350,000
– MBA National – National Project Home under $350,000

Melbourne Development Update

We are excited to be expanding & growing across Australia to bring our passion for building real homes for real people to more Australian families.

We have recently secured a location for our Victorian office in Bundoora and we’re keen to begin servicing families in the Melbourne region. Our office fit-out & renovation is all coming together and we expect our Melbourne Selections Studio to be completed in the coming weeks, so keep an eye out for further developments. Continuing with our office updates, we are pleased to introduce two new Home Consultants to our Achieve Homes’ family. We warmly welcome Ashish Khilnani and Digant Vania, who bring a wealth of sales knowledge to our Melbourne team, and we are thrilled to have them on board!

We are also very excited to announce that we are beginning development in three upcoming locations across Melbourne, Victoria: Olivine, Smiths Lane and Woodlea.

Situated in the suburb of Donnybrook at 1025 Donnybrook Road, Olivine is located in Melbourne’s fast-growing northern corridor. 2019 HIA-CSR ACT & SNSW Housing Awards

On Saturday the 26th of October a few members of our team had the pleasure of attending the HIA-CSR ACT & Southern NSW Housing Awards for 2019. This annual event is held to recognise building achievements across the region, and we were delighted to be nominated for a number of awards.

It was humbling to be named as a finalist for the following award categories heading into the evening:

  • Custom Home of the Year ($300,001 – $500,000)
  • Professional Medium Builder/Renovator of the Year
  • Small Lot Housing of the Year
  • Townhouse/Villa of the Year

As the night progressed it was terrific to see and acknowledge the hard work being completed right across the industry. We would like to extend a huge congratulations to all award winners and recipients from the night.

We are proud of all the work we have completed over the past year, and especially proud of our submission for the Small Lot Housing of the Year award. Knockdown Rebuild: What’s the Process?

The process of a knockdown rebuild can be complex and complicated.

You’ve got your ideas, you’ve got your budget, you’ve got your passion – but who can help put that plan into action? Who’s responsible for demolition, for contracting workers, for architecturally designing your dream home?

The answer is very close to home – Achieve Homes.

At Achieve we take care of your home from go to whoa. We’ll begin by taking care of the demolition of your existing house, and from there we’re straight into site set up and preparation. We’re there to complete your contour survey and soil classification reports. And your design & building approvals and demolishing approvals are all taken care of. All you have to do is sit back and start planning how you’re going to spend your days in your new Achieve Home.

What would you ask the person building your dream home?

Your dream home is easy to imagine but getting those ideas in your head to translate into reality can be difficult.

That’s where architectural services comes in handy.

Krystal is Achieves in-house Project Designer and with more than 10 years of industry experience she knows a thing or two about making your dream home become a reality. She answered some questions we had for her about custom builds.

What are three things every person should consider when engaging an architect to custom build their home?

Why do you think custom builders are so popular?

Come to us with a brief of what you need and want in a house, ideas of how you would like it to look, block details if you have one – we can also do custom builds on a knockdown rebuild in existing suburbs!

What experience have you had in the industry prior to joining Achieve?

I have had the pleasure to establish a design department within Achieve Homes building company this year. Prior to this new venture I have been in the industry for 10 years working with engineers and well-known local and international architectural firms where I have obtained a great deal of knowledge and experience in the field working on many design winning projects which have taken out HIA (ACT/Southern NSW) custom built home of the year 2016 & MBA 2016 House of the year.

What standard features do your homes include? What options and upgrades can I select?

All our project homes come included with two living areas, walk in pantries, walk in robe for the master and for large 4 bedrooms homes an alfresco area for dining outside and an instantaneous gas hot water unit is included into the price. The optional upgrades include façade and material upgrades and optional alfresco areas on the 3 and 4 bedroom homes.

Buying a new home vs buying an established home

Buying a new home vs buying an established home? This is a question we constantly get asked, the truth is, there are advantages and disadvantages for both!

We’ve pulled together a list of what we love – and less than love – about purchasing an established home and purchasing a brand new home.

An Established Home

Established homes tend to have an architectural beauty, charm and individuality about them – characteristics that are certainly difficult to find in brand new homes. They also bear a mature garden, which means there’s no need for costly landscaping, fence fitting or time spent nurturing a young, dependent garden.

Older homes are located in older suburbs, where the streets are lined with large, fully grown trees and established nature strips – a site that, in a new home, could take decades to come to fruition. Older homes also have larger blocks, meaning a bigger backyard and more space between your neighbours.

When purchasing a pre-loved home, buyers also tend to have more flexibility in their negotiating power on the price of the home. There’s also a good opportunity for savings/investment. However, if you’re lucky enough to save a bit on money buying an older home, it does beg the question – what do you need to spend money on to update or revote the house? Fixing up older homes can often be very costly. Renovations could range from simply replacing a toilet suite to needing an entire new kitchen. Then there is always the unknown, because you never really know what will need fixing (and the costs associated with it) until you move in.

Plus, there are a range of inspection and residential reports that you should get when buying an established home. These include building inspection reports, pest inspections etc, and range in cost.

A Brand New Home

There’s nothing like the luxury of moving into a brand new home. No maintenance or renovations are required because everything is brand spanking new; the paint is fresh; the floor is unscathed; and the kitchen and bathrooms are modern are functioning properly. There’s also the comfort of knowing that the products and components of your new home are still under manufacturer’s or builder’s warranty, so if something breaks you can get it fixed quickly and easily. And did we mention that new homes are guaranteed asbestos free?

The orientation of a new home is also likely to be much better compared with an older home. These days, houses are built to maximise sunlight in the right rooms at the right times of day. Not only does this boost the amount of natural light in your home, it also helps to ensure that you use your air conditioner less in summer and your heater less in winter, saving you money in the long run! New homes are also much more energy efficient than old homes. They use current, energy-saving materials, technology and appliances to reduce the impact on both the earth and your pocket.

While new suburbs tend to be in a more remote location, they are also better planned with nearby schools, shops, parks and other community and recreational facilities. Although, as mentioned above, it can take years for these suburbs to develop the natural beauty of an older suburb.

When purchasing a new home, buyers do not usually have much negotiating power on price and have less opportunity to for savings/investment. In saying this, if you’re an investment buyer, a new home can be quite appealing due to the depreciation benefits that can be transferred to tax benefits.

New homes also aren’t entirely complete just because the build has finished. There’s usually landscaping to be done, proper fences to be built and sometimes a driveway to be paved. Due to space restrictions, new homes are also built on smaller blocks, meaning they compensate the backyard to ensure a reasonably sized home. On the plus side, if you shop around, you should be able to find affordable, value-for-money house and land packages in a suburb to suit your needs!
